Conditions

Roof exposure in Florence.

  • 01

Desert heat at the radius edge

Florence shares the central Arizona summer: weeks of heat over 100 °F and a strong sun. Coatings on flat historic roofs thin and craze, and sealants harden. Annual checks catch failures before they reach the walls.

  • 02

    The Gila floods

The Gila River runs through town and has flooded before; the farming settlement of Adamsville, just west of Florence, was largely washed out by a flood in the 1900s. Storm runoff and drainage matter on every property near the river. Keep roof water moving away from walls and foundations.

  • 03

    Dust and monsoon wind

Open desert and farmland surround Florence, and monsoon outflow carries dust across it. Dust fills drains and gutters and wears coatings. Clear the drains after the season and before the winter rains.

  • 04

    Building Safety in town

Florence’s Building Safety Division, part of Community Development, issues permits inside town limits. Addresses outside the limits fall under Pinal County. Confirm the jurisdiction, the code edition and any historic review before work begins.

Adobe in the historic district

Levi Ruggles laid out Florence on the south bank of the Gila in 1866, and its National Historic District holds more than 25 buildings listed on the National Register. Many are adobe or brick. Flat or low-slope roofs on adobe walls need parapet caps and drainage that keep water out of the wall, since wet adobe weakens.

Historic buildings, extra review

Work on listed or historic buildings may need design review on top of a building permit. Roof material, color and parapet profile can be part of that review. Establish what applies early, because it can determine the system before price does.

Newer subdivisions toward the north

Recent subdivisions in and around Florence carry concrete tile and shingle like those across the valley. Their roofs are young, and the attention they need is to detail: flashings at walls, penetrations for solar and vents, and tile broken by later trades.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Code and permits

Roofing codes and permits in Florence.

Confirm the requirements for the building and proposed roof assembly. The links below go directly to the relevant authorities.

Florence’s adopted code

Florence adopts the International Codes by reference in section 150.300 of its town code. Its published exhibit lists 2018 editions, and the town may have updated them since. Confirm the current edition with the Building Safety Division before the roof assembly is specified.

Florence Community Development

Climate zone 2B

Pinal County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

We found no special wind region list from Pinal County like the one Riverside County publishes, so there is no county figure to quote for Florence; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.

Who issues the permit

Town of Florence Community Development is the local authority for roofing permits. Establish the permit and inspection requirements for your project before work begins. Our Arizona license is ROC 367833.

Code editions and dates here are as each city published them. They explain what applies; they are not a site-specific design calculation. Confirm the governing edition and design criteria with the building department.
