Roof systems
Tile roofing
Desert rooflines with sound underlayment and flashing beneath.
Tile sheds water and takes the direct sun, but the roof also depends on its underlayment, flashing and fastening. We assess the full assembly so a repair or replacement addresses the water path beneath the visible tiles.
-
Protect beneath the tile
Heat and age affect the underlayment even when the tile still looks intact. We check that layer and the flashing before recommending repeated surface repairs.
-
Reuse suitable tile
Sound tiles may be lifted and relaid over new underlayment. Tile condition, compatibility and the roof assembly determine whether reuse is practical.
-
Secure exposed details
Ridges, hips, eaves, valleys and penetrations need proper detailing. Fastening and edge details must suit the site and applicable wind requirements.

Tile roofing questions.
Why can a tile roof leak when the tiles look intact?
Tile sheds water, but the assembly also relies on underlayment and flashing. Those layers can deteriorate or fail at valleys, walls and penetrations even when the visible tiles look intact. The assessment needs to follow the water path beneath the tiles.
Can existing roof tiles be reused with new underlayment?
Sound tiles may be lifted and relaid over new underlayment. Reuse depends on tile condition, compatibility, fastening and the roof assembly. An inspection establishes whether retaining the tile is practical for your project.
What should a tile roofing proposal include?
The scope should address the underlayment, flashing, fastening and tile condition, together with ridges, hips, eaves, valleys and penetrations. It should explain whether existing tiles can be reused and which layers need repair or replacement.
