Conditions

Roof exposure in Casa Grande.

  • 01

    Open-desert heat

Casa Grande sits in open desert between the two metros, with little to shade or break the sun. Summer heat and UV take the life out of coatings and asphalt quickly. Light-colored, reflective surfaces help, but only on a roof that already drains.

  • 02

    Dust storms along the interstates

Interstate 10 between Phoenix and Tucson is known for monsoon dust storms that can cut visibility to almost nothing. The same dust settles on roofs, fills gutters and scours coatings. A post-monsoon cleanout and inspection are good value here.

  • 03

    Flat ground, slow drainage

The land around Casa Grande is very flat, and heavy monsoon rain can pool rather than run off. Low-slope roofs need positive drainage to their scuppers and drains. Ponding that lasts more than a day or two after a storm is a sign to correct the slope.

    Outside Maricopa County

Casa Grande is in Pinal County, not Maricopa. It still sits in IECC climate zone 2B, but the city adopts its own code editions and amendments. Confirm with the Development Center which edition governs a permit before the roof assembly is chosen.

The roof assemblies behind Casa Grande’s buildings.

A downtown rebuilt after fires

Casa Grande was founded in 1879 as a Southern Pacific stop called Terminus. Fires in 1886 and 1893 destroyed every wooden building in town, which is why so much of what stands downtown is brick and masonry. Those buildings mostly have low-slope roofs behind parapets, and the parapet caps and wall flashings matter as much as the roof field.

Farm country turned subdivision

Agriculture carried the town after the mining boom faded in the 1890s, and fields still surround it. Newer subdivisions sit on former farmland, with concrete tile and shingle on houses from the last few decades. Underlayment age and penetrations set the condition of these roofs more than the covering does.

Distribution and industry

Its position where Interstates 8 and 10 meet has brought large warehouses and industrial buildings. Their roofs are big, low-slope and commonly single-ply or coated. Drainage, seams and rooftop equipment curbs are the first things to inspect.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Code and permits

Roofing codes and permits in Casa Grande.

Confirm the requirements for the building and proposed roof assembly. The links below go directly to the relevant authorities.

Casa Grande’s adopted code

Casa Grande adopts the International Codes in Title 15 of its city code, with local amendments. Its published plumbing chapter references the 2018 edition. We could not confirm the current building and residential editions from the city’s own pages, so confirm them with the Development Center before a permit.

Casa Grande Building Inspections

Climate zone 2B

Pinal County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

We found no special wind region list from Pinal County like the one Riverside County publishes, so there is no county figure to quote for Casa Grande; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.

Who issues the permit

City of Casa Grande Development Center is the local authority for roofing permits. Establish the permit and inspection requirements for your project before work begins. Our Arizona license is ROC 367833.
