Conditions

Roof exposure in Gilbert.

  • 01

    Irrigated suburbs, hot sun

Gilbert has large irrigated parks and yards, but summer is still a valley summer. Roof materials take the same heat and UV whether the yard is green or not. Plan underlayment replacement on older tile roofs before leaks appear.

  • 02

    Storms and broken tile

Monsoon gusts can lift and crack tile at edges and ridges, and later trades walking on tile break more. Water then works under through the gaps. A walk-through for cracked or slipped tile each year costs little.

  • 03

    Flood-irrigated lots

Some older neighborhoods still use flood irrigation. Combined with roof runoff, that water can sit against stucco and foundations. Make sure downspouts and grading carry roof water away from the house.

  • 04

A town with its own code

As a town, Gilbert adopts and amends its own building codes. Its plan review page lists the 2018 International Building Code and 2017 National Electrical Code, effective January 1, 2020. Confirm the current edition with Development Services before a permit.

The Heritage District

Gilbert grew around a rail line built in 1902 and was a farming town for decades, known for shipping hay. The Heritage District downtown holds the old center, with older commercial buildings and some of the town’s earliest houses. Low-slope roofs and older re-roofs are common there and need a check of what lies underneath.

A fast-growth town

Between 2000 and 2010, Gilbert was the fastest-growing incorporated place among U.S. populations over 100,000, growing 90 percent. Large tracts of concrete tile roofs date from those years. Twenty-year-old underlayment, pipe boots and valley metal are where these roofs start to leak.

Shingle and solar

Some subdivisions use asphalt shingles, and many roofs carry rooftop solar. Shingles in this heat lose granules and curl sooner than in milder climates. Solar mounts need flashing that will outlive the panels, and a re-roof under solar requires planning for removal and reinstall.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Climate zone 2B

Maricopa County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

Maricopa County publishes no special wind region list, so there is no county figure to quote for Gilbert; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.
