Conditions

Roof exposure in El Mirage.

  • 01

    Open northwest valley heat

The northwest valley is broad and open, and El Mirage gets the full summer sun. Asphalt shingles curl and lose granules, and underlayment under tile dries out. South- and west-facing slopes age first.

  • 02

    Beside the Agua Fria

The Agua Fria is usually dry, but monsoon and winter storms can send water down it. Neighborhoods near the river bottom should have roof runoff carried well away from the house. Check that gutters and downspouts are clear before July.

  • 03

    Gusts across open ground

Fields and open land still separate El Mirage from Luke Air Force Base to the south, and monsoon outflow crosses that ground with little to slow it. Edge tiles, ridge caps and loose shingle tabs take the gusts first. Check them after a storm, along with any rooftop equipment that could shift.

  • 04

    A recent code update

El Mirage adopted the 2018 International Codes in 2023, replacing 2012 editions in effect since 2014. Projects permitted before and after that change were reviewed against different editions. Confirm what applies now before choosing the roof assembly.

The roof assemblies behind El Mirage’s buildings.

The original settlement

Migrant farm workers settled El Mirage on the west bank of the Agua Fria in the early 1930s, and the city incorporated in 1951. Houses from the old town predate the subdivisions by decades. They can have low-slope roofs, mixed additions and several layers of earlier roofing.

A 2000s building boom

Most of El Mirage’s housing was built in a short burst in the 2000s. Those concrete tile and shingle roofs are now around twenty years old, and many share the same builder details. That is the age at which underlayment, pipe boots and flashings start needing work.

Industrial along the river

Industrial and commercial buildings sit along the Grand Avenue rail corridor and near the river. Their large low-slope roofs are usually metal, single-ply or coated. Ponding, seams and rooftop equipment are the first items to check.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

El Mirage’s adopted code

El Mirage adopted the 2018 International Codes with local amendments in 2023, under Resolution R23-05-10, replacing the 2012 editions. Code adoption moves on its own schedule in each city, so confirm the edition in force with Building Safety before a permit.

Climate zone 2B

Maricopa County is in IECC climate zone 2B, hot and dry. Arizona has no statewide energy code like California’s Title 24: the energy rules for a roof are the ones in the IECC edition the city has adopted, applied in that zone. Building type and roof slope still decide which of them apply to a given project.

Wind

Maricopa County publishes no special wind region list, so there is no county figure to quote for El Mirage; the design wind speed comes from the ASCE 7 maps for the individual site. Look the address up and confirm the figure with the building department. Wind load rises with the square of the speed, so a few miles an hour changes what the fastenings, the perimeter and the edge metal have to carry.

Who issues the permit

City of El Mirage Building Safety is the local authority for roofing permits. Establish the permit and inspection requirements for your project before work begins. Our Arizona license is ROC 367833.
